West Seattle is still moving, but it is not moving like it did in the spring. Homes and condos are both selling, yet buyers are more selective now, and pricing, presentation, and market positioning matter more than ever.
West Seattle is also not one single market. Different parts of West Seattle tend to behave a little differently depending on location, lifestyle, price point, and housing type. Some neighborhoods are more walkable, some are more view‑driven, and some are more value‑oriented, but all are part of the larger West Seattle story.
As we move through summer 2026, the shift from the spring market is clear: activity is still healthy, but the pace has cooled and the bar for listings is higher.
In the past 30 days, West Seattle residential homes have continued to see the most competition, while condos have been slower and more selective, especially outside the strongest locations.

The takeaway is simple: this is not a stalled market, but it is a more cautious one. Homes and condos can still sell well, but the margin for error is smaller, and listings need to be priced and presented correctly to stand out.

Detached homes and townhomes are still seeing the most buyer competition in West Seattle, and that is where multiple offers are still showing up. Even in the stronger house market, the frenzy has cooled noticeably from spring, and well‑priced homes are now more likely to attract one strong offer than several competing ones.
The condo market is slower and more selective, but it is not the same story as downtown Seattle or Capitol Hill. West Seattle condos are still selling, especially in stronger locations like Alki and some of the better‑positioned buildings in the Alaska Junction and Admiral areas, but older buildings and less desirable locations are having a harder time.
There are not many new condo buildings in West Seattle. Outside of a limited newer building on Alki from the past few years, most of the condo stock is already established, which means older buildings and dues‑sensitive buyers play a big role in how this segment behaves.
West Seattle is a collection of distinct micro‑markets, and the current summer market shows that clearly. Some neighborhoods are more walkable, some are more view‑driven, and some are more value‑oriented, but all are part of the larger West Seattle picture.
Condos
West Seattle condos are not collapsing, but they are moving more slowly than houses. Alki waterfront condos remain one of the strongest condo submarkets because the beach, views, and lifestyle continue to attract buyers, while newer or better‑positioned condos in Alaska Junction and Admiral also continue to do relatively well.
Older buildings and units in less desirable pockets are having a harder time. In those cases, buyers are looking more carefully at condition, location, and value, and they are much less willing to stretch simply because a condo is available.
Houses
Detached homes in West Seattle are still healthy, but the market is more selective than it was in spring. The strongest homes still attract activity quickly, but even very appealing properties may now generate one solid offer rather than multiple competing offers.
For example, a view‑oriented home in North Admiral that was completely renovated recently went under contract after just a few days on market with a single offer, which is a good example of the market shift. A property like that likely would have drawn broader competition in the spring, but now even excellent homes need the right pricing and positioning.
The current summer market is giving buyers time to be thoughtful and giving sellers time to plan well. That is why summer and fall are such important windows for homeowners who may want to sell in spring 2027: prep, presentation, and smart pricing strategy will matter even more in the next cycle.
